Boundary Searches

The exact position of a property's boundaries cannot be gleaned from a perusal of the Title Plan alone; reference should also be made to the Title Register together with any old deeds that have been added to the Title. All Land Registry Title Plans are based on the OS map. As a general rule the red edging describing the property is drawn on the inside edge of the boundary lines surrounding the property on the OS map. Plans are usually provided at a scale of 1/1250 in urban areas and 1/2500 in rural areas.

Where boundaries are not defined by physical features, dimensions given on a deed plan (a plan attached to one of the old deeds, as opposed to the Title Plan) may be looked at for guidance. However, under section 60 Land Registration Act 2002 such dimensions do not amount to a definite boundary line. This section of the Act provides that boundaries appearing in the Title Plan are general boundaries only. Thus, to determine the exact boundaries, all of the available documents should be looked at for further boundary detail, for each adjoining property. The Title Register often contains references to further Boundary information or old deeds containing the same.

Our Boundary Search incorporates all of the available registered documents for each property and also provides a detailed report on Boundary Presumptions that Common Law applies where there is no contrary agreement (which would normally appear in the documents we provide for you).
