Changing the Property Owner's Address at the Land Registry

What you need to know

It has been known for criminals to steal your home or rent it out without your knowing. They are able to do this if you do not live in it, or if there is no mortgage on the property. Some common ploys they use are:

  • Moving into it and treating it as their own (where you are away). They may tell neighbours they are renting it from you.
  • Obtaining a mortgage secured on the property, where there is not one already. Once they have the mortgage money they usually disappear leaving you to pay it off. Often, the mortgagee will repossess the property.
  • Renting the property out and keeping the rent.

To prevent this happening it is important that you notify the Land Registry whenever you change your address or contact details.

The Land Registry will allow each property owner to have 3 different contact addresses. These may include an address Abroad, an Email address and an address where you are living (whether the house itself, or another house). If there are 2 owner's they may each have 3 addresses.

Having multiple contact addresses makes it more difficult for fraudster's to work, as the Land Registry will always contact you at all of your contact addresses whenever an application is made to change the Title Register, e.g. following a sale or mortgage.

You may also wish to register a Restriction against your property, which will prevent it being sold without a certificate signed by your solicitor or conveyancer. Please see S3 for further details.

How to proceed

1. If you do not have an up to date copy of the Title Register you should obtain one now. You will need to pay for this. Please click the 'Current Title Register' link in the menu on the right.

2. Next you need to download the required Land Registry form. Please click the 'Updating Registered Owner's Contact Address' link in the menu on the right to download it now.

3.You will need to have on hand:

  • A passport-sized photograph
  • Photocopy of either one of the following:
    • The Biodata page of a current passport (the page with your personal details on)
    • Your Driving Licence
  • Or two of the following:
    • Utility Bill within last 3 months
    • Council Tax Bill for this year
    • Mortgage Statement for mortgage year just ended

4. Complete the form. There are 4 questions to answer. In our samples we have completed the form in red text to emphasise our answers.

  • Q1 - Provide your full name, current address, telephone number and date of birth. You also need to say how long you have lived at your current address and state any previous addresses where you have lived during the last 5 years (and how long at each address). Finally, you need to stick your passport-sized photo where stated.
  • Q2 - You must provide the Property Address and Title Number for your property. The Title Number is found on your Title Register, near the top, above the A section.

  • Q3 - You need to supply evidence of your identity, as stated in paragraph 3 above. You should tick one of the two boxes as in the example. Assuming you are not applying as a company you should disregard the last (third) tick box.

  • Q4 - The first owner should provide his full name and then up to 3 contact addresses, as referred to above, and as shown in the sample below. Other registered owners, if any, should do likewise.
  • Q5 - You should date and sign the form.

5. You should look at the top of the Title Register, just above the Title Number. The Land Registry office dealing with your property is shown. You will need to look up their address, using the following link:

You should send your completed 'Updating Registered Owner's Contact Address' form along with:

  • A passport-sized photograph (affixed to the completed form)
  • Photocopy of either one of the following:
    • The Biodata page of a current passport (the page with your personal details on)
    • Your Driving Licence
  • Or two of the following:
    • Utility Bill within last 3 months
    • Council Tax Bill for this year
    • Mortgage Statement for mortgage year just ended

No fee is payable for this application, and no covering letter is necessary.
