The Title Register (Title Sheet) is one of the 2 main documents of title. It contains a description of the property, its tenure, the name and address of the owners, purchase price, name & address of mortgagee and details of other burdens, charges, covenants, rights, cautions, notices and restrictions.
The Title Plan is the other main document of title. It shows a detailed outline of the property in relation to its surroundings, and often (especially with larger properties) has detailed and coloured markings referred to in the Title Register that illustrate rights of way, rights of access, watercourses and sections of land affected by rights and covenants. The general boundaries of the property itself are edged in red.
Where the property is not registered we instead obtain a copy of the Sasine Register and Cadastral Map, which provide similar detail to the above.

This is a specialised search where no readily available method of identifying the property by its address or registered number is available, and may take up to 5 days to complete. Once completed you will have an up to date copy of the Title Register (Sasine or Applications Register if the land is not registered) and (if selected) the Title Plan, in addition to other Land Registry documents that we may obtain in the course of identifying the property.

This search is the recommended search for anyone requiring information relating to either public or private rights of way affecting their property or adjoining property. Public rights of way are detailed in the information guide accompanying the search, and private rights of way (servitudes) are detailed in the Land Registry documents affecting the properties concerned. The property over which a right of way is exercised is known as the servient tenement and the property having the benefit of that right is known as the dominant tenement.
This is a search made at the Land Registry to determine the addresses and sold for prices of all the properties sold in a given Postcode area during a 6 month period and enables you to purchase the Title Register, Title Plan & Burdens for each of those properties if you so wish.
A copy of the official Registrars of Scotland Quarterly Property Statistics is also provided, free of charge.
An Inhibitions Search produces a list of Inhibitions against the person or company being searched, together with a Detailed Disclosure Print of each registered Inhibition.
If an Inhibition is recorded against you this would prevent any sale or mortgage of your property from proceeding.
This is a search in the Land Registers, Applications Registers and Sasine Registers to obtain a complete list of properties owned by an Individual or Company in Scotland. Registration of Title in Scotland can take up to 2 years. This search is a search of the Applications Register, which provides details of all applications for registration that have not yet been completed. The amount of detail in the Register differs according to the length of time registration has been outstanding, and how many of the property's documents have been analysed.
This is a search for all money judgments and administration orders registered by the county courts and child support agency liability orders registered in the magistrates courts for the past six years. The information provided includes:

Property records prior to registration of title were kept in one or more of the Sasine Registers. There are 3 different Sasine Registers, namely the Post-1993 records, Post-1959 records and Pre-1959 records, and each of these registers are searched.
Auditors involved in property company audits should preferably obtain documentary evidence to establish ownership by the company of its property assets, any third party rights and the values of the properties, in order to comply with the International Standards on Auditing (ISA).

In Scotland Salmon Fishing Rights may be held under separate Land Registry Titles to the land itself and include the right to fish for trout and other freshwater fish.
Salmon Fishing Rights which have been granted by Deed or where it can be shown that a right to Prescriptive Possession, unchallenged, for a period of at least 20 years can be registered with the Registrars of Scotland as legal Interests in land (Sections 2(2) and 28(1) Land Registration (Scotland) Act 1979). If the property is not already registered then such legal interests will instead be registered in the Register of Sasines. Once registered they have their own Title Register, quite distinct from the Title Register of the land over which these interests arise. There may be more than one such Interest registered against a parcel of land.
Trout and other fishing rights (other than salmon) cannot be registered with their own Land Registry Titles, as such rights are considered to run with the land.
This search is carried out in 2 parts; the first to identify the number of Titles (land ownerships) in a particular area and their Title Numbers, and the second to obtain Title Registers and Title Plans for whichever of those Titles is selected. Typically, the area involved is for 1-10 acres, although a search for a larger areas can be made. Customers should use our SC1b search for smaller areas.
